Locust Grove’s first apartments complex has started construction. The Springs at Locust Grove apartments are located off Price Drive. They are next to I-75. The project began land clearing in September 2024. The developer expects leasing to begin in spring 2025, then move-ins starting next summer.

The 51-acre site is located northwest of I-75 exit 212. Locust Grove approved the property’s rezoning in November 2022. The site is also close-by to the under-construction Andersen Windows assembly plant.

Continental Properties, a national multifamily developer, is building the Springs at Locust Grove. It represents their sixth project in the greater Atlanta area. They also built Springs at McDonough near South Point.

When complete, Springs at Locust Grove will feature 328 apartments. They will be a mixture of studio, one, two and three-bedroom apartments. The unit breakdown includes the following:

  • 28 studio units,
  • 136 one-bedroom units,
  • 136 two-bedroom units, and
  • 28 three-bedroom units.

There will be 16 units with an attached garage option available, as well as 16 detached garages. The apartments’ rental rates will range between $1,350 to $2,100 per month. That’s according to company officials who spoke before the Locust Grove council earlier this summer. The average rent will be $1,600 to $1,700 monthly.

A variety of amenities are planned for the site. They include a pool, clubhouse and fitness center. There will also be picnic areas, a car care center, pet playground and dog park, walking trail, pickleball court and bocce court.

“We are excited to break ground on Springs at Locust Grove, a community selected for its exceptional growth and economic opportunities,” said Trent Turner, Director of Acquisitions at Continental Properties. “The area’s rapid population growth, combined with major employers like Andersen Windows and CarMax just half a mile away, highlights the expanding job market. With over 875 businesses within 3 miles providing over 7,000 jobs, Springs at Locust Grove is perfectly positioned to offer residents a comfortable living environment and easy access to a thriving local economy.”

Lastly, the site plan calls for up to 87,000 square feet of retail space. MHF News is not aware of any tenants committed to date for this space.
