Board Approved 44-Unit Rental Townhomes on Jodeco Road

An in-fill townhome project can proceed forward off Jodeco Road in unincorporated Henry County. The land owner obtained zoning approval in August 2024.

The project plans to construct 44 rental units. It is located within the Jodeco Landing development.

Jodeco Landing Townhomes

What is now known as Jodeco Landing was first approved in 2007. It is a planned development. The property in its entirety covers 27 acres. The 2007 plan had areas for single-family lots, townhomes, office and commercial space.

Beginning in 2022, the residential area started construction. The subdivision has 96 homes on 27 acres. There are 60 townhomes and 36 single-family homes.

As of August 2024, four townhomes are available for rent. The rent is $2,495-$2,525 per month.

In spring 2024, the land owner applied to modify the ’07 development plan. Specifically, they applied to amend the 6.78-acre office pod to residential use. The change in zoning was from OI (office) to RM (multifamily). The project contains 44 townhomes. They will become a future phase onto Jodeco Landing townhomes.

The applicant’s original site plan had 50 units. Following discussions with the county, they reduced the number of units to incorporate more green space.

The concept site plan depicts forty-four units arranged around a central green space. Project amenities also include a pool, club house and dog park. Finally, the unit architecture is distinct. They have a modern exterior with flat rooflines.

Board Consideration & Comments

The board of commissioners considered the request at the August 20, 2024 meeting. Board members expressed appreciation for the different architecture style.

Commissioner Michael Price said ”I really like the quaintness of this development.” The property is located within his district. Price thanked the site engineer, Moore Bass Consulting, for incorporating more green space into the project.

Commissioner Kevin Lewis remarked ”we have been asking for more modern looks in our housing. We are finally starting to see it.” Lewis issued a call to developers saying “this is the type of development we are looking for.”

Chair Harrell shared “this type of modern concept is what people are looking for.” She also said there is a need for nice rental spaces near Piedmont Henry Hospital for doctors and other medical staff.

Commissioner Johnny Wilson expressed “we have areas around Jonesboro Road and Jodeco Road saturated with rental properties.” He continued ”I do not support townhomes because of their structure and layout. It is a fire safety concern to me.”

The board voted 5–1, Wilson opposed, to approve modifying the development plan from office to multifamily residential.
