7,000-Unit Project, The Grove, is on the January Zoning Agenda

Perhaps the largest development in Henry County history, The Grove, will present at the January 2025 zoning board meeting. The project proposes to build over 7,000 units and retail space, if approved.

The Grove is located off US Highway 19 / 41. The Henry County zoning board will consider it on Thursday, January 9, at 6:30 pm. The board meets at the county admin building in McDonough.

About The Grove

Henry County Land Company, LLC of Duluth, GA is requesting to rezone 1,277 acres. The Henry Reporter first reported on the proposed project in January 2023. Since then, the applicant has undergone water and sewer studies with various agencies. They also completed a development of regional impact (DRI) review with the state.

The project proposes to construct a mixture of single-family homes, multi-family units and commercial space. There are 7,160 proposed units altogether. The table below provides a breakdown.

About the Developer

The developer, Geosam Capital, has developed over ninety communities with over 5,000 residential lots in Georgia. Some examples in Henry County include the following:

  • Hamilton Pointe and Parkside at Avalon subdivisions in McDonough,
  • Derringstone Manor in Locust Grove and
  • Clark Estates East in Ellenwood. 

The company also has projects in Florida and Texas.

The Grove January Zoning Board

The developer will present at the January zoning board meeting. The zoning advisory board (ZAB) meets on Thursday, January 9, at 6:30 pm. The meeting is open to the public.

In addition to a rezoning request, the applicant is requesting to amend the county’s development code. The amendment addresses the use of development agreements. Because of the project size, the developer is proposing they and Henry County enter into a development agreement. This agreement would govern the project in lieu of zoning conditions. The ZAB will consider both items.

Following the ZAB meeting, the project must go before the county commissioners. That meeting is not yet scheduled. The board of commissioners will make the final decision.
