Latest Jonesboro Road Project to Present at Zoning Board

A new request to construct apartments on Jonesboro Road will present to the zoning advisory board on Thursday night. Since 2019, developers have proposed over ten new apartment complexes in the I-75 exit 221 area.

WC Acquisitions, LLC of Atlanta, GA is proposing a new development at the intersection of Jonesboro Road and Oak Grove Road. Their proposal includes apartments, townhomes and retail space.

WC Acquisitions has applied to rezone 30 acres from RA to MU (mixed use). From which, 26.5 acres are developable. The land is at the northeast corner of Jonesboro Road and Oak Grove Road. To the immediate east of the subject property, a new subdivision is under construction.

Earlier this year, the project applicant sought rezoning for a new apartment project in Marietta. That project included the redevelopment of an old Kroger grocery store. The mayor subsequently vetoed the project.

There are several proposed uses within the project. They include the following:

  • Apartments
    270 units on 12 acres
    17 dwelling units per acre
  • Townhomes
    151–165 units on 12–13 acres
    14 dwelling units per acre
  • Retail Space
    15,000–27,000 sq ft on 1.5–3 acres

The number of townhome units may shift within the range above, depending on the amount of retail space constructed. The retail space would be located at the intersection, with residential uses to the north and east. The apartments would align the Jonesboro Road frontage.

The future land use map for the subject property is high-density mixed use. This supports between 8–20 units per acre. The applicant’s proposed density falls within this range.

Following staff review, they are recommending approval of the rezoning request. The zoning board will make a recommendation during their Thursday meeting. The zoning board meets at the county office on Thursday, December 14, starting at 6:30 pm. The board of commissioners must consider the rezoning request at a later date to make a final decision.
