Construction Watch: New Jonesboro Road Subdivision Begins Work

Several readers have reached out to MHF News seeking info about new land clearing off Jonesboro Road. The property in question is north of Jonesboro Road between Monticello Lane and Oak Grove Road.

Henry County rezoned the 72-acre property in June 2022. At the time, the planned development had single-family homes and townhomes. Homebuilder DRB Group purchased the property in December 2022.

Jonesboro Road Subdivision at Heritage Way

The Reservoir Group of Madison, GA applied to rezone the property in 2021. The zoning advisory board considered the request in September of that year. The applicant initially proposed commercial outparcels along Jonesboro Road. Later revisions removed the commercial space after discussions between the applicant and county. There is a small allowance for office space.

In June 2022, the county commissioners approved a rezoning of the land to mixed use. The zoning conditions stipulated the following:

  • The project shall have no more than 61 single-family homes and no more than 124 townhomes for a total of 185 units.
  • Single-family homes shall be on minimum lot sizes of 7,260 square feet (one-sixth of an acre). Homes must be at least 2,500 square feet.
  • At least 70% of single-family home exteriors must be all-brick or stone. The remaining 30% can be craftsman style.
  • Townhomes must have at least 1,800 heated floor space. Exteriors must be three sides brick — sides and rear. Front elevations shall be at least 70% brick with a possible accent material.
  • The amenity area must include at least a pool, clubhouse, bocce ball courts, playground and pavilion. The development shall have gated access.
  • There must be at least a 100’ undisturbed or enhanced buffer along Jonesboro Road. Other property line shall have a 30’ buffer around the perimeter.
  • No more than 3% of units can be rented at any one time.

Land clearing work began in March 2023. A subdivision of this size will take approximately 1-2+ years to build-out. Also within the vicinity, construction expects to soon begin on Oak Grove Vista. The mixed use project will be closer to I-75.
