
Dollar General is looking to build a new store along Avalon Parkway in McDonough. The store would offer a wider selection of items, such as fresh produce, compared to conventional locations.
The McDonough council first heard the applicant’s presentation on November 2. They are scheduled to vote on the item on November 20.
Dollar General Avalon Parkway
Dollar General is proposing a new store at 2060 Avalon Parkway. The 1.4-acre property is located between Pioneer Parkway and Haworth Parkway. This is at the entrance to Cottages at Avalon subdivision.

The proposed store would measure 10,640 square feet. This is consistent with Dollar General Plus locations. Such locations offer fresh produce and expanded cooler sections. They also carry a selection of home goods. MHF News is not aware of an existing location like this within Henry County.
The property in question received commercial zoning in 2005. The outparcel was intended for commercial use as part of the Avalon master planned development. Zoning conditions on the property require a site plan review by the city council. The council is considering this review now before construction can commence.
Vehicle access for the proposed store would be off Pioneer Parkway. There is an existing curb cut which the applicant plans to utilize.
Council Members’ Concerns
Several council members had concerns about the proposed development. Councilwoman Thomas questioned why Dollar General would build next to an existing subdivision. She asked how many other locations were built next to homes. The applicant represents the project developer, and could not answer these questions on behalf of the retailer.
Councilwoman Varner sought an alternate entrance so Dollar General could minimize their traffic impacts. According to the applicant, using Haworth Pkwy was ruled out because it would pose a grading challenge. The property’s zoning conditions prohibit access off Avalon Parkway.
Finally, Mayor Vincent referenced several notes from the 2003 annexation report. Such items included a prohibition on outdoor storage or selling of items. The report also intended for retail space not to exceed 5,000 square feet on the outparcel.
In addition, neighbors from the adjacent subdivision voiced their displeasure about a Dollar General building next door. They spoke during the public comment portion of the meeting. A public hearing about the request is scheduled for November 20.
Mayor Vincent closed the November 2 meeting by suggesting the applicant meet with staff to follow-up on the council’s concerns. She also asked they review the 2003 annexation report as well as Avalon master plan for supplemental conditions.
