Henry County commissioners approved a rezoning request for twenty acres at the northwest corner of I-75 exit 222. The new Jodeco Road development will build 320 apartment units and commercial space.
Board approval occurred during the November 29 meeting. Commissioners unanimously rezoned the property from commercial to mixed use.
Jodeco Road Apartments
Marketplace Storefronts, LLC of Brookhaven, GA submitted the rezoning request for twenty acres. This includes fourteen acres for apartments development and six acres for future retail. The applicant similarly built Canyon Springs & Somerset apartments off Jonesboro Road.
The property is bisected by the future western parallel connector. The apartments will be on the east side of the new roadway next to I-75; whereas, the retail space will be on the west side. No specific retailers are planned at this time.
The apartments will include a mixture of studio, one, two and three-bedroom units. Three-bedroom units may comprise no more than 10% of the overall units. Estimated rents will start at $1,400 monthly for a studio up to $2,500 monthly for a two-bedroom unit.
Amenities for the apartments will include a resort-style pool, clubhouse, fitness center and dog park. A children’s playground, conference space and pocket parks will also be available. The buildings will have a modern finish with flat roof lines. They will feature interior access only to the units.
A construction timeframe was not immediately available. The western parallel connector — a new four-lane roadway — is supposed to start construction by mid-2023. The new development will build its entrance off the new road.
Bridges at Jodeco
On the south side of Jodeco Road, construction is concurrently underway at Bridges at Jodeco. The first phase of development includes the 306-unit Argento at Bridges apartments. Also under construction are 140 townhome units. No specific retailers have confirmed their plans to build at the location.
