
The board of commissioners next meet on Tuesday, August 16. The board will consider three rezoning requests in the vicinity of I-75 exit 221, to include proposed apartments at Jonesboro Road and Chambers Road.
Board meetings occur at the county admin building in McDonough. Tuesday’s meeting will start at 6:30 pm. The county has cancelled a 4 o’clock workshop. The purpose of the workshop meeting was to discuss public safety facility needs.
Jonesboro Road at Chambers Road
TPA Residential of Atlanta, GA, represented by Hecht Walker PC, is seeking the rezoning of 21.62 +/- acres. The property is at the southeast corner of Jonesboro Road and Chambers Road. A new Publix grocery store will open on the opposite street corner in fall 2023.
TPA Residential is proposing a mixed use development with apartments and townhomes. A portion of the apartments would offer ground-floor retail space. Earlier versions of the site plan had commercial outparcels, but they have since been removed. The number of units include 265 apartments and 78 townhomes.
The county land use plan supports mixed use zoning for the property. Planning staff is recommending approval with forty-two conditions.
Mt. Carmel Road at Bridges Road
Next, Blue River Development of Cumming, GA is seeking zoning approval for a townhome development. The property is located south of Mt. Carmel Road east of Sterling Place and Bridges Road. The project is proposing up to 129 townhomes.
The future land use map supports high-density residential development up to 16 net units per acre on the property. The applicant’s proposal has a net density of 10.1 units per acre. Planning staff are recommending approval with eighteen conditions.
Jonesboro Road Self-Storage
Finally, Turnstone Group, LLC of Atlanta is seeking commercial zoning for 2.6 +/- acres. The land is on the south side of Jonesboro Road between Heritage Way and Kelly Road. Specifically, the applicant is proposing a new self-storage business.
The future land use map supports commercial use for the property. Staff are recommending approval with two conditions. In addition, the highway corridor overlay district limits any outdoor storage.
