Crest at South Point apartments in McDonough to start construction

A new apartment complex looks to soon start construction after the developer secured construction financing in November 2021. They also closed on the property that same month.

Crest at South Point apartments will be located at the intersection of state route 81 and South Point Blvd in McDonough. The city council approved the rezoning for the subject property in April 2021.

The Residential Group of Atlanta, GA has partnered with PointOne Holdings of south Florida to develop the new apartments. Crest at South Point will include 378 units on thirty-one acres.

The new construction will feature three-story “garden style” buildings, similar to neighboring apartments. The developer plans to offer the following amenities:

  • pool with sundeck,
  • clubhouse,
  • outdoor kitchens and fire pits,
  • fitness center, and
  • co-working style facilities for residents.

Vehicle access will be off both highway 81 and Sons Drive. The apartments will include gated access.

At the time of rezoning, the planned unit breakdown was 50% one-bedroom, 45% two-bedroom and 5% three-bedroom. Zoning conditions limit three-bedroom units to no more than five percent and prohibit four-bedroom units.

Crest at South Point will be conveniently located within one half-mile from Interstate 75 and a short walk to McDonough’s premier shopping destination: the 700,000 square foot South Point Mall. Henry County is one of Atlanta’s top growth corridors with over 15% projected population growth over the next 5 years. Despite this impressive growth trend, Henry County’s 96% occupied apartment market has been undersupplied, providing a catalyst for continued rent growth.

First apartment units as well as the leasing and resident centers are forecast to deliver the first quarter of 2023.

In addition to apartments, the project is preserving five acres of road frontage for commercial development. The developer has identified no specific commercial tenants at this time.

SR 81 at South Point Blvd

When the city rezoned the property, the developer agreed to pay the costs to install a traffic signal at state route 81 and South Point Blvd. Georgia DOT must approve plans for a traffic signal at the location, if the expected trip generation meets state requirements. The state could also recommend a roundabout instead.
