
The McDonough Planning Commission will receive its first look at a new rezoning request on Tuesday, February 10. The project continues a trend of new apartment complexes in Henry County.
Since 2019, four new apartment complexes have broken ground. Two projects are now leasing off Jonesboro Road: Canyon Springs and Carmel Vista. Rent starts in the $1,200s per month at Canyon Springs and $1,100s at Carmel Vista.
The two projects are a significant part of one-bedroom apartment rents increasing 15% year-over-year in McDonough. Two-bedroom units have seen an even greater increase of 27%.
Elsewhere, construction activities continue off South Point Blvd and Academic Parkway. Finally, Dominium Apartments of Minnesota is planning two projects on property south of McDonough High School.

The newest request in McDonough is located at state route 81 and South Point Blvd. The 36-acre property has approximately 1,200 feet of road frontage on highway 81.
The applicant, The Residential Group of Atlanta, GA, submitted a rezoning request for five acres of commercial zoning and thirty-one acres of multifamily housing. The property is presently zoned RA-200, the city’s equivalent to residential agricultural.
The Residential Group portfolio consists of apartment complexes in Florida, Georgia, North Carolina and Tennessee. The company has completed several projects in Canton and other north metro communities.
Rezoning requests in McDonough are generally considered by the city council one month after they are first presented to the planning commission. Under this timeline, the city council should consider the request in March.
