Seventy-one (71) new townhomes are planned off state route 20 / 81 aka Hampton Street in McDonough after the project received preliminary plat approval from the city council on August 17. The community is titled Hampton Preserve.
The property consisting of 8.92 +/- acres was rezoned in March 2019 from R-85 (single family residential) to RTD (residential townhome district). Zoning variances approved at the time allow for privately-owned streets within a gated community, one-car garages for sixty percent of the units, and a perimeter buffer along Bridges Road measuring twenty-five feet in depth. In reference to the square footage of individual units, city code requires 1,200 square feet for one bedroom units and 1,300 sq ft for two bedrooms.
According to the staff report, the preliminary plat allows for private one-way streets situated within a “conservation context” design. The lots encompass an interior village green / common space area with pedestrian pathways.
The project is being developed by Manor Restorations, LLC of Marietta, GA. At the time of rezoning, the project was associated with Smithton Homes, LLC. Information available online documents the two LLCs as having a common address and representative.
Transportation
The development features one access point off state route 20 / 81 west of the intersection with Simpson Street.
The city of McDonough’s SPLOST V project list includes $1.5 million for a proposed re-alignment of Bridges Road to intersect across from Simpson Street and a possible roundabout at the intersection.
Widening state route 20 / 81 to four lanes between I-75 and Phillips Drive is scheduled to let for construction in November 2021. In July of this year, Georgia DOT awarded a bid to install a diverging diamond interchange at the interstate exit.
