BOC approves East Lake at Springdale rezoning

Henry County commissioners voted to approve the rezoning of 50.4 +/- acres in the Woodland school cluster on Tuesday night. The request was first presented to the zoning advisory board one year ago in May 2019.

The property was rezoned from RA (residential agricultural) to RS (residential suburban). Commissioners voted 4-1 to approve the rezoning with 17 conditions (Wilson opposed, Wood absent).

The rezoning clears the way for a townhome development consisting of 184 units. The property is located at the northeast corner of East Lake Parkway and Springdale Road.

Each individual townhome must be at least 1,600 square feet, is limited to either two or three bedrooms, and will include a two-car garage. Building exteriors must be a combination of two or more of the following on all sides: brick, stone, and cement fiberboard. Vinyl-based products are only permitted in the soffits, eaves, and fascia.

Connected townhome units shall provide a variation in architectural style (building materials, color, etc.) and alternating roof heights from the adjacent, connected units. An example of the architectural design is included below.

At least 50% of the property will be deeded to common space. Planned amenities include a large central roundabout with landscaping, two playgrounds, three grilling area, a mulch walking trail, and dog park. All landscaping, common areas, and building exteriors will be maintained through a mandatory homeowners’ association.

Units fronting the central roundabout and near the site entrances will feature rear-access alleyways to enhance their curb appeal. Guest parking spaced throughout the development will be provided at a rate of 0.5 spaces per rear-access unit.

Finally, the subdivision will feature monument-based signage at its two entryways. The entrance off Springdale Road may be limited to right-in / right-out access.
