I-85 North led Atlanta market for new industrial construction in 2019

Nearly 19.6 million square feet of new industrial space was completed in metro Atlanta last year, setting an annual record for new space. One-third of the new space, or 6.2 MSF, was located within the I-85 north submarket.

Cushman & Wakefield recently published their fourth quarter Atlanta market report taking a closer look at the industrial sector. The I-75 south submarket led active construction in their third quarter report.

Within the I-75 south submarket, which includes portions of Butts, Clayton, Henry, and Spalding Counties, 4.3 million square feet of new space was delivered in 2019. This was led by the 1.1 MSF building B at Southern Gateway at Lambert Farms. The building was built as speculative development and is available for leasing.

Across the region, 18.6 msf of new space is under construction largely concentrated along I-85 north and I-75 south. Five projects exceeding 1.0 million square feet are under construction followed by 8.4 msf in buildings between 100,000 square feet and 500,000 sq ft.

In the quarter three report, we mentioned building 900 at Gillem Logistics Center in Forest Park as being under construction. In quarter four, that building has now been leased by XPO Logistics.

ICYMI: Butts County approved a historic rezoning in December that will clear the way for eighteen million square feet of industrial space on Georgia 16.
