First Building Complete at Southern Gateway at Lambert Farms

Building B, offering 1.1 million square feet (MSF) of industrial space to a future tenant, was recently finished at Southern Gateway at Lambert Farms. The development, approved by the board of commissioners in 2015, includes 260 acres. It will total about 3.4 MSF of industrial space when completion.

Southern Gateway at Lambert Farms is located off State Route 42 and King Mill Road in McDonough. Plans include four buildings at full build-out. Building A will be the largest on-site with close to 1.6 MSF under one roof. Other buildings C & D will offer smaller build to suit opportunities from 275,400 square feet to 358,400 square feet of space.

King Mill Road Home to Several Pre-Recession Projects

The property is surrounded by other developments approved a decade ago. Located immediately to the east, Lambert Farms Logistics Park contains the initial 181 acres. They received rezoning in 2009. The property contains two buildings. Their tenants are Tory Burch and Ghirardelli chocolate.

On the west side of Highway 42, Majestic King Mill Commerce Center has 163 acres. Its zoning passed in 2007. That property, best recognizable as the home of Whirlpool, delivered a new 250,000 square foot building earlier this year.

These projects represent only a small percent of the total industrial space under construction in metro Atlanta. The port of Savannah expansion is driving demand for industrial space. There is also a growing market share for e-commerce shopping.
