Garden Walk Subdivision building out 15 years later

Garden Walk subdivision, accessible off Iris Lake Road in McDonough, was annexed into the city of McDonough and rezoned for residential construction in 2004. Fifteen years later, the fifth and final phase of the development is building.

The 37.34 acres included within phase 5 (shaded in yellow on the map above) is zoned R-75 according to McDonough records. Notes on the conceptual site plan suggest eighty lots are planned with minimum home sizes starting at 1,400 square feet; however, the low resolution of the image prevents a clear reading. Minimum lot sizes start at 9,000 square feet.

The existing subdivision (shaded in blue) is zoned R-75 / Residential Group Project and contains 247 parcels. The subdivision is built on either side of Tussahaw Creek. Phase 4 was built earlier this year by B.S.T. Homes, LLC of McDonough, GA.

Topography and Floodplains require variances

The project’s engineer, Falcon Design Consultants in Stockbridge, has submitted an application for and received approval to reduce “lot size, lot frontage width, and front and rear yard setbacks” within the subdivision via administrative variances. The application states “the proposed development is located along the Tussahaw Creek which is associated with significant topographic change and floodplain area” and “the requested variance…will help preserve and protect sensitive lands.” City code allows staff to approve these requests reducing requirements up to ten percent within standards.
