The Henry County zoning advisory board will meet on Thursday, May 9, at 6:30 pm. Meetings are held at the Henry County Administration Building on Henry Parkway in McDonough.
Agenda items include public hearings for three rezoning requests, two conditional use permits, and one variance request. The ZAB is the decision making body for conditional use permits and variance requests, but makes a recommendation only on rezoning requests that will then be presented to the board of commissioners.

Reeves Creek mixed use project
Forest Development Group of Ellenwood, GA is requesting a rezoning from RA (residential agricultural) to MU (mixed use) for 317.6 acres located between I-75 and Flippen Road in Stockbridge. The property is part of a larger 436.3 acre proposal that also includes land within the city limits of Stockbridge and unincorporated Clayton County.
The project proposes a variety of uses, to include a convention center / arena, 10-story office towers, mass transit station, hotels, restaurants, retail space, medical office buildings, apartments, townhomes, senior living facilities, cluster homes, and single-family residential lots. The convention center / arena would be constructed under a public-private partnership that the board of commissioners will consider approving on Tuesday morning.
Little is known about how much the proposed convention center would cost to build or which financial mechanism the county may use to finance it. One cost estimate approved by the board within the county’s capital projects list in February totaled $90 million dollars for the venue.
East Lake Parkway townhomes
General Holdings Unlimited, LLC of McDonough, GA is requesting a rezoning from RA (residential agricultural) to RS (residential suburban) for 50.4 acres located at the northeast corner of East Lake Parkway and Springdale Road. The development is proposing 184 residential units to include 178 townhomes and 6 duplexes.
State Route 138 at Bowen Road subdivision
AGG Henry, LLC of Atlanta, GA requests a rezoning from RA (residential agricultural) to R-2 (single-family residential) on 18.36 acres located at the northeast corner of Bowen Road and State Route 138 East. The applicant is proposing thirteen lots on the property with no road access from SR 138.
SR 42 at King Mill Road batting cages
27 Baseball, LLC of McDonough, GA is requesting a conditional use permit to support the operation of batting cages and associated retail sales of sporting equipment at 1634 Highway 42 South. The applicant, Phillip Dow Culberson, plans interior renovations to the existing structure on the property.
Jonesboro Road personal care home
McIntosh Trail Community Service Board of Griffin, GA is requesting a conditional use permit and variance from development standards to support a personal care home at 3025 Jonesboro Road. The variance request is to reduce the required minimum road frontage from sixty feet to thirty feet for flag lots; the property is legal non-conforming because of a change in development standards since construction.
