Proposed Self-Storage Office Building part of Larger Retail Project in Luella

Update: the Henry County Board of Commissioners approved the rezoning on June 19. The BOC added one additional condition that internal access self-storage is the only C-3 use allowed on the property.

A newly proposed self-storage building was presented to the zoning advisory board on May 10. The project is located in the Luella area at the southeast quadrant of the intersection of SR 155 and Bill Gardner Parkway, and is requesting rezoning from C-2 (General Commercial) to C-3 (Highway Commercial).

The proposed three-story building will consist of self-storage units accessible from the building’s interior and have the visual characteristics of an office building. All loading and unloading activity will occur behind the building obscured from street view. The building will front Bill Gardner Parkway next to the decommissioned Norfolk Southern railroad.

The zoning advisory board recommended approval with two conditions. The conditions are with regards to transportation access, requiring additional right-of-way be preserved for the future Bill Gardner Parkway widening, and that a left-turn lane be constructed if deemed necessary. The rezoning was heard by the Henry County Board of Commissioners on June 19, and the rezoning was approved with one additional condition. Internal access self-storage is the only C-3 use allowed for the property.

Locust Grove Retail Partners of Marietta, GA is developing all 17.5 acres at the southeast quadrant of the intersection. The self-storage building represents a small portion at 2.5 acres. The master plan or details regarding other tenants were not presented to the zoning advisory board or commissioners; however the project is located within the highway corridor overlay which ensures high architectural standards and quality street appearance.
