
The Stockbridge Planning Commission will consider a request for new apartments off Hudson Bridge Road. The board will also consider a proposed townhome development on Davis Road.
Update: the applicants postponed their requests to a later date.
The planning commission meets on Thursday, January 26, beginning at 6:30 pm. Meetings are held at Stockbridge City Hall.
Hudson Bridge Apartments
Carter Acquisitions, LLC is proposing a new apartments complex off Hudson Bridge Road. Specifically, the property is next to Walmart behind QuikTrip and Taco Bell.
This would be the company’s second Henry County project. They also have a rezoning request pending on Willow Lane in McDonough.
The company is proposing 330 units on the twenty-acre tract. This includes the following:
- 40% one-bedroom units (132),
- 50% two-bedroom units (165), and
- 10% three-bedroom units (33).
A zoning change is necessary for the project. Right now, the land has a commercial zoning. Carter Acquisitions is applying for MFR (multiple family residential).
To support their request, the applicant is also seeking to amend the future land use map. Presently, the property has a medium-density vertical mixed use designation. The applicant is requesting high-density residential.
Planning staff are recommending approval of the project. The planning commission will make a recommendation during its meeting. The city council is set to consider the item in February.
Davis Road Townhomes
Secondly, the planning commission will consider proposed townhomes at 576 Davis Road. The applicant, Forestar Real Estate Group, has submitted a rezoning request, comp plan amendment and variance request. Their applications are as follows:
- rezone the property from residential agricultural to multifamily residential,
- change the future land use map from low-density residential to high-density, and
- reduce the front yard setback from 50 feet to 25 feet.
They also have variance applications to reduce the side yard setback and increase the maximum lot coverage. The project is proposing 235 units on twenty-seven acres.
Planning staff recommend denial of the applicant’s requests. The zoning board will make a recommendation before the city council considers the proposal next month. The Stockbridge city council is set to consider both requests — off Hudson Bridge Road and Davis Road — on Monday, February 13.
