Board approves Lester Mill Road subdivision

Henry County commissioners approved plans from Pulte Homes for a new subdivision at the intersection of Bill Gardner Parkway and Lester Mill Road. The new subdivision is a significant reduction in density from a previous 2018 rezoning of the property.

The property consists of eighty-seven acres located at the northeast corner of the intersection. Pulte Homes plans to build a 143-lot subdivision on the land.

Lester Mill Road subdivision

The new subdivision will have road access from both Bill Gardner Parkway and Lester Mill Road. There will be a fifty-foot buffer along Bill Gardner Parkway as well as a thirty-foot buffer on Lester Mill Road.

The homes will have minimum lot sizes of 18,000 square feet. Properties that share a rear property line shall have a 20’ wide landscape buffer in their backyards. In addition, homes must meet the following:

  • All-brick or stone exteriors. The side and rear exteriors may have up to 20% of an accent material.
  • At least 25% of homes shall be a single-story ranch. Single-story homes must be at least 1,800 square feet.
  • Two-story houses must be at least 2,000 square feet, though they are often larger than this.
  • All homes shall have a covered front porch measuring at least eight feet in width and six feet in depth.

Community amenities must include walking trails, a pool and 2,000 square foot clubhouse, splash pad and a children’s playground. The subdivision will also feature gated access.

The builder will work with Henry County to preserve right of way for the upcoming widening of Bill Gardner Parkway. There are also plans for a roundabout at the intersection with Lester Mill when the road project occurs.

2018 Rezoning Request

In November 2018, Henry County approved a rezoning request for mixed use development on the property. This 2018 concept had a mixture of apartments, townhomes and single-family detached housing totaling 360 units. On October 18, 2022, commissioners approved a modification of zoning conditions for the project. The new zoning conditions reduce the project scope to the 143-lot subdivision described above.
