Homebuilder Pitches Retail Space and Subdivision on Campground

National homebuilder Meritage Homes is proposing its next subdivision in Stockbridge. They are requesting to annex about fifty acres into the city at State Route 42 and Campground Road.

The Stockbridge Planning Commission considered the request on January 30. The city council is slated to consider it on February 10.

SR 42 at Campground Road Subdivision

Meritage Homes is requesting to annex and rezone land along Campground Road. The 48.7 +/- acres are to the east of State Route 42. Specifically, they are proposing to rezone the property to PUD (planned unit development). The property has existing RA zoning in unincorporated Henry County.

The request has three parts: annexation, comprehensive land use plan, and rezoning request. The applicant is requesting medium-density mixed-use on the city’s future land use map. The county’s existing FLUM supports high-density residential on the property.

The applicant is proposing retail space and a subdivision. The retail space would be at the intersection of SR 42 and Campground Road. They are looking to build neighborhood retail, and more specifically a local grocery store, though no specific tenants are confirmed to date. The retail area measures 11.5 acres. The plan supports up to 80,000 square feet of commercial space.

The proposed subdivision has 168 homes. This includes 82 townhomes, 15 single-family "bungalow" units and 71 single-family homes. Expected square footage for each type of unit are as follows:

  • Townhomes up to 2,100 square feet,
  • Bungalows 2,400+ sq ft, and
  • Single-family homes 2500-3500 sq ft.

The applicant's original site plan had all-residential uses. It was a 243-unit subdivision. They revised their site plan to reduce the number of units and add retail space following meetings with city officials.

The applicant, Meritage Homes, has experience building in Stockbridge. They are the builder of Eagles Hill townhomes and Winding Creek subdivision. Both are on Campground Road.

SPC Decision & City Council

The Stockbridge Planning Commission recommended approval of the request at their January 30 meeting. The city council will consider it on Monday, February 10, at 6 pm. The council meets at Stockbridge City Hall.
