
The zoning advisory board has their next meeting on Thursday, July 11. The board will consider four requests for new housing. They include requests on highway 155, Old Kelleytown Road, Pullin Road and Jonesboro Road.
The ZAB meets at the county admin building in McDonough. Their meetings start at 6:30 pm and are open to the public.
July 2024 Zoning Advisory Board
The zoning advisory board will consider four rezoning requests and two requests for a conservation subdivision in July 2024. A legal notice advertising the upcoming hearings was in the Henry Herald June 8 edition.
The zoning board will consider the following:
- RZ-22-22 DRB Group, LLC of Fayetteville, GA requests a rezoning from RA (Residential-Agricultural) to R-2 (Single Family Residence) (Sewer) for property located off Old Kelleytown Road. The property consists of 165.91 +/- acres, and the request is for a single-family residential subdivision. District 3 This request is also asking for a conservation subdivision.
- RZ-24-02 Templar Development Group, LLC of Fayetteville, GA requests a rezoning from R-2 (Single-Family Residence) to R-5 (Single-Family Residence) for property located at 3435 Jonesboro Road. The property consists of 57.26 +/- acres, and the request is for a single-family cluster home development. District 5
- RZ-24-10 Smith Douglas Homes of Woodstock, GA requests a rezoning from RA (Residential-Agricultural) and C-2 (General Commercial) to RM (Multifamily Residence) for property located at 1356 Highway 155 South. The property consists of 42.65 +/- acres, and the request is for a townhome development. District 5
- RZ-24-11 James Stratta of Jackson, GA requests a rezoning from RA (Residential-Agricultural) to R-3 (Single-Family Residence) for property located at 555 Pullin Road. The property consists of 59.06 +/- acres, and the request is for a single-family residential subdivision. District 5 This request is also asking for a conservation subdivision.
More information about each request will be available at a later date. Henry County staff typically upload the meeting packet about one week beforehand.
Conservation Subdivisions
Each request for a conservation subdivision is concurrent with a rezoning request. Conservation subdivisions allow developers to build the homes on smaller lots. In exchange, they must preserve at least 40% of the property as open space. There are also requirements for landscape buffers on the property’s perimeter.
The request for a conservation subdivision is a conditional use permit. The zoning board can approve this permit. The board of commissioners will only consider the use permit in the event of an appeal.
The board of commissioners must consider each rezoning request at a later date. The zoning board makes a recommendation only on rezoning requests.
