A new three-building industrial park has secured construction financing to begin building. Stonemont Park 75 South will be located on highway 42 in Locust Grove.
Land disturbance work began in May 2024. The project consists of 113 acres between SR 42 and I-75.
Stonemont Park 75 South
Stonemont Financial Group closed on the property in January 2023. It was first reported they would break ground shortly thereafter; however, that did not occur. Before work could begin, they had to secure utility service to the site. Stonemont, Henry County Water Authority, Henry County Development Authority and Locust Grove collaborated to achieve this.
The group has obtained construction financing from Principal Asset Management, according to Commercial Property Executive. The construction loan is for $42.5 million.
When complete, the industrial park will total 903,701 square feet. Building sizes will be 124,945 square feet, 239,837 sq ft and 538,919 sq ft. The buildings will be designed to fit the latest Class-A leading modern warehouse standards, with clear heights varying from 32 feet to 40 feet. There will be a total of 315 trailer parking stalls and 587 car parking stalls.
Stonemont Park 75 South is the only three-building, single-phase industrial park to break ground in the Atlanta market this quarter, according to company officials. The estimated completion date is summer 2025.

Road Access & Bethlehem Exit
The site is accesible off highway 42. In addition, the property is in close proximity to the future Bethlehem Road interstate exit. This will provide quick access from I-75 to the site when the new exit is complete. Finally, the land owner / developer agreed during the rezoning process to work with Locust Grove on a new frontage road. The new road would extend Colvin Drive through the subject property to intersect with Bethlehem Road. This would allow industrial traffic from nearby facilities to reach Bethlehem Road and I-75 without having to travel on highway 42. The city has planned to allocate some of its SPLOST VI collections, if voters approve the program, towards moving this road project forward.
