
Century Communities has started construction on their newest subdivision in McDonough. Windsong Estates subdivision is located on North Ola Road.
When complete, the subdivision will have 95 lots. It obtained zoning approval in spring 2022.
Windsong Estates Subdivision
Windsong Estates began land clearing this spring. The project obtained its land disturbance permit on April 16, 2024. Land clearing & site development can take about six months.
The new subdivision is on 80 acres at 646 North Ola Road. This is located about three-tenths of a mile north of North Ola at Snapping Shoals Road.
In April 2022, Henry County approved the land owner’s request to rezone the property. The zoning district, R-2 with sewer, permits half-acre lots. On this particular project, some of the lots can be 18,000 square feet, or one-third of an acre.
In addition, the county approved various zoning conditions. Homes must be at least 2,300 square feet, with three-sides brick or stone exterior, and a two-car garage. Conditions also require a buffer around the subdivision perimeter.
Blue River Development of Peachtree Corners, GA represented the land owner during the rezoning request. Century Communities purchased the property from Blue River in October 2023. They paid $3.255 million for the land.
Construction on a 95-lot subdivision can take about 2–3 years. Subdivisions typically build about fifty homes per year, following the initial site development.
Century Communities
Century Communities is a national homebuilder. They have a multitude of projects across metro Atlanta. Their current McDonough project, Oakhurst Manor, is immediately adjacent to Windsong Estates. They are both on North Ola Road.
Construction at Oakhurst Manor began in 2021. Home prices start at $568 thousand within the subdivision. It will have 138 homes when complete.
