New Townhomes Approved to Build in Downtown Stockbridge

Two developers looking to build townhomes in downtown Stockbridge received approval in February 2024. They join several other townhome projects underway in the vicinity.

The projects are on East Atlanta Road and North Henry Blvd, respectively. When considered with other projects, about 500 townhomes will be building within the downtown area.

East Atlanta Road Townhomes

First, Sylvain Capital Ventures LLC of Stockbridge obtained approval for 27 townhomes on 1.65 acres. The property is located at 135 and 305 East Atlanta Road. To facilitate their planned development, the city council approved the following:

  • a comprehensive plan amendment to the ”special purpose” map designation. This map category supports development between 16–24 units per acre.
  • a rezoning request to MFR (multifamily residential), and
  • variance requests to reduce the front yard setback from 50 to 15 feet, and increase the maximum allowed lot coverage.

The city council approved the above items by a 4-1 vote. Councilwoman Barber voted in opposition.

Each townhome will be three stories with a two-car garage. The units will have three bedrooms and two baths. Their square footage is about 2,000 sq ft per unit. The building exteriors are brick and cement fiberboard.

The townhomes will be for sale. The estimated price point of $350 thousand. There exists a 10% rental cap within the zoning conditions.

North Henry Blvd Townhomes

Secondly, Forestar Real Estate Group of Atlanta received approval for 90 townhomes on 15.6 acres. Their project is at 4882 North Henry Blvd. This is located on the north side of the roadway between Center Street and Club Drive.

For this project, the city council approved the following:

  • a comp plan amendment from “low-density mixed use” and “medium-density residential” to “medium-density residential,”
  • a rezoning request from SR (suburban residential), OI (office-industrial), and C-1 (neighborhood commercial) to MFR (multi-family residential), and
  • a variance request to reduce the front yard setback from 50 to 30 feet.

The council approved the North Henry Blvd project by a 3-1-1 vote. Councilwoman Barber voted in opposition and Councilman Thomas abstained.

The planned townhomes will each have a two-car garage and three bedrooms. The units have a square footage between 1,400–2,000 sq ft. Their expected price point is in the mid-$300 thousands.

Planned community amenities within the project include a pool, cabana and dog park. The project will also be a gated community.
