
The Stockbridge council approved a new townhome development on Valley Hill Road. The applicant, DR Horton, Inc., presented their case at the November 13 meeting.
The project is planning 156 units. The 25-acre property is located immediately west of the Norfolk Southern railroad. It is south of Valley Hill Road.
Valley Hill Road Townhomes
DR Horton, Inc. sought three applications for the property. They were as follows:
- amend the city’s comprehensive plan from light industrial to high-density residential,
- rezone the property from light industrial to multifamily residential, and
- receive a variance reducing the front yard setback from 50’ to 25’.
The council approved each item, with some conditions. In addition, the approved variance reduces the front setback to only thirty feet.
Councilwoman Barber, in whose council district the request is located, voted against the comp plan amendment. Other council members, however, approved it by a 3-2 margin. Councilwoman Barber left the meeting before the remaining votes. A majority then approved the rezoning and variance.
About the Project
Some zoning conditions placed on the property include the following:
- The townhomes must be a gated development. This also means the internal streets will be privately-owned by the community HOA.
- There is a rental cap of 5% for the units.
The community will have two entrances — one each off Valley Hill Road and Davis Road. Council members added the condition for a gated community so the streets would not become a new cut-through.
Little information was available about the planned townhomes. Each unit will be 24’ wide with a two-car garage.
Community amenities include, at minimum, a clubhouse. The city of Stockbridge requires at least three more amenities from a list of options for subdivisions over 150 units.
