Kelleytown Subdivision, Ola Gas Station on BOC Zoning Calendar

Henry County commissioners next meet on Tuesday, November 28. Two zoning cases, a Kelleytown subdivision and Ola gas station, are on their agenda.

The meeting will begin at 6:30 pm. The board will hold a public hearing on each request before deciding whether to approve it.

Kelleytown at Airline Subdivision

First, DRB Group of Fayetteville, GA is proposing a new subdivision. Their proposed subdivision is at the southeast corner of Kelleytown Road and Airline Road. The property has fifty-one acres.

The applicant presented their case to the zoning board in October 2022. At the time, they were proposing 49 lots. Their rezoning request, for the R-2 zoning district, allows 30,000 square foot lots when on septic tanks.

Planning staff recommended denial of the request because the land use map at the time did not support the proposal. Since then, Henry County adopted a new land use map. The map now supports low-density residential development. This allows subdivisions up to two net units per acre.

Because of the new map, planning staff may change their recommendation. This information was not yet available at the time of publication. The zoning board recommended denial of the request.

Ola Gas Station

Secondly, a proposed gas station in Ola will present to the board. The request is located at the northeast corner of highway 81 and Upchurch Road. The property has five acres.

In addition to a gas station, the proposal includes other commercial space. The concept shown last year had an auto parts store, retail space, car wash and fast food restaurant. The zoning advisory board considered the case in September 2022. They recommended approval with the condition no car washes be allowed.

Both requests are located in commission district 3. The board will decide whether to approve each request following a public hearing. Anyone present at the meeting may speak for or against the request during this time. Each side has ten minutes to speak.
