
The Atlanta Regional Commission released their 2023 population estimate this week. Henry County’s growth rate slowed from one year ago, but remained above two percent.
The ARC estimates Henry County is home to 258 thousand residents as of April 2023. This is up from 252.5 thousand last year.
Population Estimate 2023
Every year, the ARC releases population estimates for metro Atlanta. They also publish an estimate for each county. In 2023, the 11-county metro area is home to an estimated 5.16 million people.
Specifically to Henry County, the ARC’s population estimate is 257,802. By comparison, the estimate last year was 252,502. This is a difference of 5,300 residents.
The difference calculates out to a 2.1% growth rate. This is a decrease from last year’s 2.7% rate. Henry County was the fastest-growing county, by percentage, within the Atlanta area in 2022. For this year, the county’s growth rate trails Cherokee County (2.5%) while matching Forsyth County (2.1%). Nearby Rockdale County is quickly growing too. They had a 2% growth rate, an increase from 1.3% in 2021–22.

Building Permits
New residential construction, especially in multifamily housing, contributes to the additional population. MHF News previously reported new single-family housing construction was down in 2022. Builders received 1,580 permits compared to 2,403 permits in 2021. This was not the case for multifamily housing.
New apartment construction is at an all-time high in Henry County. About 2,400 apartments broke ground between 2021–22. The county adopted a moratorium in January 2023 that slowed the start on some projects. Though the moratorium is now over, this may delay some projects to a 2024 start. MHF News previously estimated 2,000+ units could start construction this year.
Henry County adopted new multifamily housing standards in June. It remains to be seen what effect, if any, they will have on building activity.
