Latest Site Plan Adds Space at Cubes in Locust Grove

The Cubes at Locust Grove, an industrial park along Price Drive, has incorporated about 100 more acres into their latest site plan update. The revisions increase the overall space within the project.

The Cubes are located west of I-75 between Bill Gardner Parkway and Bethlehem Road. It will have immediate access to the future interstate exit at Bethlehem.

Cubes at Locust Grove Update

The Cubes at Locust Grove are being developed by CRG — a nationwide industrial developer. Their latest site plan incorporates about 100 more acres. The area, located in the center of the project, previously had industrial zoning. As such, it requires no approval today by the city council.

The new area completed a development of regional impact (DRI) review in May. This was required due to the project size. Earlier versions of the project had also been through a DRI review. The DRI reviews traffic and environmental impacts for large-scale projects.

What is now known as the Cubes at Locust Grove first underwent a DRI review in 2016. At the time, the project contemplated one building on 79 acres. It finished in 2017. Later, an additional 271 acres underwent DRI review in 2018. The Locust Grove council approved a rezoning request for this tract in January 2019. The 2019 approval allowed up to 3.3 million square feet of space in five additional buildings.

The project has adapted over time to the future right of way needs of the Bethlehem Road interchange. Because of this, the most northern building has now been removed from the site plan. Other buildings have undergone changes in dimension and size. The largest building will now be 1.2 million square feet.

Finally, CarMax plans to purchase a portion of the property. Their vehicle repair center will replace an otherwise industrial building. It will be on the most southern end of the project.

When all is complete, the project plans six industrial buildings excluding the CarMax garage. They will have a total of 4.5 million square feet. This is up from a previous total of 4.3 MSF. The estimated build-out year is 2027.

Andersen Windows

In January, Andersen Windows announced plans for a new manufacturing facility within the Cubes. Their project plans to invest $420 million and create 900 jobs. This represents the largest economic development project in Henry County history.

Construction will begin this year on their facility. Operations plan to start in 2025.
