Following a month-long discussion over a zoning approved about twenty years ago, a new subdivision gained plat approval. The new subdivision will have 200+ lots off McDonough Parkway.
The land gained zoning approval by the city of McDonough in 2004 and 2005. Drapac Capital, in conjunction with St. Bourke, will be developing the new subdivision.
McDonough Parkway Subdivision
The 78-acre property is located north and east of Walnut Creek Elementary School. McDonough Parkway bisects the property. The majority of homes will be on the north side of the road.
Altogether, the project has 234 lots. The property’s zoning allows for a mixture of R-50 and R-75 lots. This means lot sizes at least 8,000 square feet and 12,000 square feet. The original zoning conditions stipulate homes shall be at least 1,600 square feet.
The city council first considered the preliminary plat at their April meeting. The council was not pleased to learn a nearly twenty-year-old zoning had been left on the books and a new subdivision would be building because of it. In addition, because the project required no change in zoning, there was no chance to review the zoning conditions. The council tabled the item to further meet with the applicant. They also held a community meeting in recent weeks about the project.
Between April and May, the city and applicant agreed to revise some of the community amenities. They include a larger clubhouse, enhanced landscaping at the entrance, and relocating the dog park. The applicant will consider additional amenities on the south side of McDonough Parkway as well. A pool rounds out the amenities.
Finally, the original zoning conditions allow for a 10’ front setback. This is the distance between the road and front of the home. The applicant agreed to work with staff to increase the front setback where able. The council raised concerns about parked vehicles on short driveways blocking the road and sidewalk.
The city council approved the preliminary plat at their May 22, 2023 meeting. Land disturbance work can now commence in the upcoming months. The subdivision will build out in two phases. The first has 103 homes.
