Decision Postponed for Second Service Station on Racetrack Road

An applicant looking to build a second service station on Racetrack Road must wait until June to see if the McDonough council will approve their request. The council postponed a vote on the rezoning request at staff’s request.

The proposed gas station would be at the southwest corner of Racetrack Road and Iris Lake Road. Another new station is under construction across the street.

Racetrack Road Service Station

The applicant, Buddy Kelley Properties, is requesting to rezone the location from RA to C-3. The property consists of four acres. The request would support a new convenience store and quick service restaurant. It would also have a drive-thru. McDonough requires the C-3 zoning for drive-thru windows.

The proposed development has an entrance off both Racetrack Road and Iris Lake. A roundabout is being built at the intersection. This will reduce delays and improve traffic flow at the location.

The proposal includes a landscape strip and sidewalk along both roads. In addition, the applicant intends to preserve the existing trees on the south and west property lines. This will provide a 50’ wide buffer between adjacent properties.

The McDonough Planning Commission considered the item during their May meeting. They recommended denial. MPC members felt a second gas station was not warranted at the intersection. There were also traffic concerns by board members.

The McDonough council considered the request on May 22. They tabled it at staff’s request. City staff asked for more time to review the draft zoning conditions. The McDonough council will reconsider the item at their June 20 meeting.
