
A new subdivision is looking to begin construction off McDonough Parkway. The 78-acre property is located across the street and east of Walnut Creek Elementary.
The land gained zoning approval from the city of McDonough in 2004 and 2005. The council will consider a preliminary plat approval in April 2023.
New McDonough Parkway Subdivision
The new subdivision has a mixture of R-75 and R-50 zoning. Both zoning districts allow single-family homes on varying lot sizes. At the time of zoning, the two districts offered 10,000 and 6,000 square foot lots. Nowadays, the districts allow 12,000 and 8,000 sq ft lots.
Originally, the subdivision was to have 249 lots. This was based off a plat approved in 2004. The city issued land disturbance permits for it in 2007. The property never developed presumably due to the Great Recession. It became bank owned in 2010 before Drapac Capital purchased it in 2013. They remain the land owner to this day.

Drapac Capital, in conjunction with St. Bourke, has submitted a new site plan. The latest plan has 234 lots — a small reduction from the original plan. From which, twenty-two lots will be the larger 12,000 square foot lot. The remaining 212 lots will be the 8,000 sq ft lot.
The property is building under the zoning conditions from 2004 and ’05. The conditions require homes at least 1,800 square feet on R-75 lots, and at least 1,600 sq ft on R-50 lots. The applicant or homebuilder can build larger homes at their discretion.
The McDonough council will consider approving the preliminary plat at their April 17 meeting. The applicant plans to construct the subdivision in two phases. The first phase will have 103 homes. Phase two would be 131 homes. Construction can begin following the plat approval.
Because the applicant has not requested a change in zoning, there is no opportunity for the city to review and update conditions. Inactive old zoning approvals can begin construction with little to no notice, as was the case on Snapping Shoals Road. Henry County is presently reviewing whether the county should revert inactive zoning approvals; each city could benefit from a similar review.
McDonough Parkway
The subject property is along the north segment of McDonough Parkway. Right now, the location is only accessible from highway 42. In the near future, Henry County will be extending the parkway further east. The extension will tie into highway 155 at Turner Church Road. Construction will include a new bridge over state route 155. When complete, McDonough Parkway will form a bypass around the town square.
Last month, the county approved an engineering agreement to update the bridge design. This was based on state DOT comments. Following the plan revisions and state approval, the county will be able to take construction bids for the new road.
