
Quinn Residences is building a new subdivision off Snapping Shoals Road. The majority of the property received zoning approval in 2005. A small section obtained approval in 2007.
The project will be a build-to-rent subdivision with an expected availability in fall 2024.
Snapping Shoals Road Subdivision
Land clearing work recently began on the new Snapping Shoals Road subdivision. Quintasen Property Development, LLC of Atlanta, GA purchased the land in December 2022. According to property records, they paid $10.8 million for the tract.
The 220-acre property is about 0.8 miles east of North Ola Road. A second access point will be about 1.3 miles east of North Ola. Road access will be limited to Snapping Shoals Road.
In 2005 and 2007, respectively, the property received an R-2 zoning district. In 2009, when the county adopted the unified land development code, all R-2 zoning changed to R-3. The R-3 zoning district allows minimum lot sizes of 18,000 square feet, or one-third of an acre. The applicant plans to construct 287 lots. The average lot size is about 23,650 square feet.
Quinn Residences is estimating first availability in September 2024 for the project, according to their website. This will be their first project in Henry County. Their portfolio is concentrated in metro Atlanta. They also have projects in Florida and the Carolinas.
Some years ago, in 2017, a different developer proposed a conservation subdivision for the land. They held a community meeting about their proposal at Ola High. Their concept never moved forward following community opposition. They were proposing 327 lots at the time. Today’s construction represents a reduction from this number.
Build-to-Rent Subdivisions
The Snapping Shoals Road subdivision will be the third build-to-rent subdivision within the Ola area. Others are off Lake Dow Road at Airline Road and North Ola Road. BTR subdivisions have emerged as a new trend in recent years. Older zoning approvals, such as Snapping Shoals, have no provisions in their zoning condition to limit the number of homes rented at one time.
