The Locust Grove council next meets on Monday, April 17. They will hold a public hearing for the proposed Tanger Blvd grocery store.
The applicant, Venture South Investments, is seeking commercial zoning for about thirty acres. The property is at the southwest corner of highway 42 and Tanger Blvd.
Tanger Blvd Grocery Store
The proposed Tanger Blvd grocery store would anchor new commercial space on the south side of Locust Grove. In addition to a grocery store, the project has auxiliary shop space. There are also seven proposed outparcels.
Right now, the 31-acre property has several zoning classifications. They include office, multifamily residential and planned development. The applicant has applied to rezone the land for commercial use. They are similarly seeking a land use map change to commercial. Planning staff are recommending approval on both requests.
The concept site plan, shown above, depicts what one can describe as two halves. The half closest to Tanger Blvd — on the corner with highway 42 — will have outparcels. The second half further north would host the new grocery store. Meeting documents have not identified the grocery store tenant at this time.
The Tanger Boulevard master plan, developed twenty years ago, envisioned a grocery store on the corner lot. The applicant’s letter of intent shares the corner property is not large enough for the proposed store. Instead, they are combining multiple tracts to form the master planned commercial space.
The applicant will present their proposed development on Monday night, April 17. The meeting starts at 6 pm. Audience members may also speak during the public hearing. The council meets at the public safety building.
Locust Grove votes on rezoning requests at their next meeting. This will be on Monday, May 1.
