Marathon Meetings Scheduled for February 2023 Zoning Items

Henry County commissioners and the zoning board both have evening meetings scheduled for the first week of February 2023. Together, the two meetings will have eighteen hearings to consider zoning items.

The board of commissioners will meet on Tuesday, February 7, starting at 5:30 pm. The zoning board meeting is on Thursday, February 9, beginning at 6:30 pm. Both meetings are open to the public located at the county admin building on Henry Parkway in McDonough.

February 2023 Zoning Items

Board of Commissioners

Note: six cases were advertised for this meeting, but the applicants have postponed them. The cases are off Locust Road, Frog Road, Airline Road and Keys Ferry Road.

Out of the eighteen zoning hearings, several properties have two or three hearings related to the same request. The board of commissioners will consider eight hearings during the special called February 7 meeting. Note this meeting starts at 5:30 pm — earlier than a typical evening meeting.

The board meeting will consider five rezoning requests, three requests to amend the future land use map and one request to modify zoning conditions. DRB Group of Fayetteville is the applicant for five items. Their applications consist of the following:

  • Postponed: Request to rezone 215 acres on Locust Road in Locust Grove for a 302-lot subdivision,
  • Postponed: amend the future land use map and rezone 244 acres off Keys Ferry Road in Ola for a 162-lot subdivision, and
  • Postponed: amend the future land use map and rezone fifty-one acres off Airline Road in Kelleytown for a 49-lot subdivision.

The zoning advisory board previously recommended denial of the Ola and Kelleytown requests. They approved a conservation subdivision permit for Locust Road last March.

The board of commissioners will consider three other items. They are as follows:

  • Rezone twenty-three acres south of Patillo Road and east of Thurman Road in Fairview for a single-family subdivision,
  • Rezone eight acres at East Lake Parkway and Springdale Road for a gas station and fast food restaurants, and
  • Postponed: Modify zoning conditions for commercial development at state route 155 and Frog Road in Luella.

Agenda materials should be available on the county website beginning after Wednesday, Feb. 1.

Zoning Advisory Board

The zoning board meets on Thursday, February 9. Their agenda includes items postponed due to inclement weather in January. Altogether, they will consider ten five public hearings.

Note: five cases advertised for this meeting were postponed.

Agenda items include six rezoning requests, two requests to amend the future land use map and one request for a conservation subdivision. Finally, the zoning board will consider a request to change county development codes. The agenda includes the following:

  • Postponed: amend the future land use map and rezone 166 acres off Old Kelleytown Road for a 213-lot subdivision. The applicant is also applying for a conservation subdivision permit.
  • Amend the future land use map and rezone one acre at Jonesboro Road and Chambers Road for a car wash,
  • Rezone 2.7 acres for three homes off Moseley Road in Woodland,
  • Rezone 106 acres accessible from Wildwood Road in Clayton County for a subdivision, and
  • Request to rezone 1.6 acres for a gas station at state route 138 and Brown Road. Henry County previously denied this request in January 2022.

Postponed: Ronald Nash of McDonough has two applications pertinent to 3667 Jodeco Road. They include requests to remove the property from the highway corridor overlay district, and to amend county code to allow automotive repair shops within the overlay district. The overlay district presently prohibits such use.
