
This week, Henry County approved a rezoning request for the Mt. Carmel Road townhomes project. The developer estimates rent will be $2,400–$2,600 per month when the project is complete.
The rental townhome community — described as ”horizontal apartments” — has approval for up to 127 units. The property is on the south side of Mt. Carmel Road adjacent to Bridges Road and Sterling Place.
Mt. Carmel Road townhomes
Blue River Development of Cumming, GA submitted the rezoning request. The property’s previous zoning was a mix of M-1 (light manufacturing) and C-2 (general commercial). Following board approval, the zoning is now RM (multifamily residential). The rezoning request passed 5-1; Commissioner Wilson voted in opposition.
Though the rezoning request was for 38.9 acres, the developable area is smaller. This is because of several factors, such as flood plains and road alignments on the property. The actual area for development measures about ten to eleven acres.
During the August board meeting, a question arose about land ownership of future right-of-way through the subject property. Henry County has an 80’ wide corridor that will allow for the re-alignment of Bridges Road. The applicant’s site plan initially showed townhomes on this section of land. After discussion between the county and applicant, the developer agreed to construct the portion of new Bridges Road adjacent to their property. In addition, they must present a new site plan to the board that shows the new road and subsequent reconfiguration of the site layout. This change may also result in a reduction of townhomes off the original plan. The initial plan supports 127 units.
The development has rear-access townhomes throughout the project. This means garages will be on the back-side of units. Rear-access garages allow for pedestrian-focused front elevations. Each townhome must be at least 24’ wide, as compared to the traditional 20’ wide townhome, and at least 1,600 square feet. Rear exteriors must consist of brick, stone, stucco and / or hardiplank.
Finally, community amenities shall include a swimming pool and clubhouse, children’s playground, fitness facility, dog park and walking trails. The project will be a gated community.
Similar Project
At the start of 2022, Henry County approved the rezoning request for a similar townhome project off Foster Drive. That project will also feature all rental units.
The Foster Drive project plans to construct 222 units on twenty-seven acres. In contrast to Mt. Carmel Road, the Foster Drive project offers front-entry townhomes. Estimated rental rates on Foster Drive will start at $2,100 for two-bedroom units and $2,300 for three-bedroom units.
