
Henry County commissioners met on January 19, 2022. During the meeting, the board considered and approved a rezoning request for Foster Drive townhomes. The property consists of twenty-seven acres.
Foster Drive townhomes
Davidson Homes of Marietta, GA submitted the rezoning request for Foster Drive townhomes. Specifically, the property is located east of Andalusia Blvd. The board approved the company’s rezoning request for RM (multifamily residential) zoning.
The applicant plans to construct 222 units on the property. Each townhome will have either two or three bedrooms. Zoning conditions allow up to twenty percent of units to have three bedrooms. All others will be two-bedroom units.
Steve Moore, the engineer speaking on behalf of the applicant, described the project as comparable to an apartment complex. The development will be a gated subdivision. In addition, an on-site management company will maintain all landscaping and building exteriors.
All units will be available for rent. Estimated rents start at $2,100 per month for two-bedroom units. Additionally, rents would start at $2,300 per month for three-bedroom units.
Building exteriors will consist of all-brick or stone on the first floor. The second floor facade may also include stucco or cement fiberboard. Each unit will have an enclosed two-car garage.
The applicant plans to market the development to young professionals and individuals without children. Community amenities will include the following:
- Resort-style swimming pool with minimum 2,000 square foot clubhouse,
- Children’s playground,
- Walking trail,
- Fitness facility,
- Meeting room or flexible office space, and
- Dog park.
Transportation
The project has two entrances off Foster Drive. The applicant will also preserve future right of way along the eastern property line. The future right of way is for a possible extension of North Bridges Road. Presently, North Bridges Road ends at Jonesboro Road. The extension would carry the road through to Foster Drive.
Zoning conditions for the project require the applicant to complete a traffic impact study. The conditions also require the applicant to implement any improvements the study recommends. This may include, but is not limited to, turn lanes at site entrances or intersection improvements.
