Locust Grove Mayor vetos city council on warehouse request

Locust Grove Mayor Robert Price used his veto powers to override the city council’s denial of a warehouse rezoning request. The property consists of 36.4 acres off highway 42.

Mayor Price vetoed the council over questions about the original vote in January. At the time, the council voted 4-2 to deny the request.

Following the mayor’s veto, the rezoning request goes through as approved. The council did not have sufficient votes to overturn the veto during their February 7 meeting.

The city charter requires five out of the six council members voting in favor to overturn a veto. Council members Breedlove, Greer and Williams voted in favor to overturn it. The motion failed due to a lack of votes.

HFG Development LLC

HFG Development, LLC of Stockbridge, GA submitted the rezoning request from RA (residential agricultural) to M-2 (heavy manufacturing). Staff instead recommended M-1 (light manufacturing).

The applicant intends to construct two warehouses on the property. Each building measures 75,000 square feet for a total of 150,000 sq ft. Zoning conditions drafted by staff limit the use of the buildings to warehousing or distribution.

The property is immediately north of the Home Depot distribution center. Vehicle access will be through one driveway off highway 42. Georgia DOT can require the developer to construct turn lanes at the site access point.

Sansone Group

Further to the north, another rezoning request is awaiting its public hearing and decision. Sansone Group of St. Louis, MO is proposing 882,000 square feet in three buildings. The property is between the now-approved rezoning request and Bethlehem Road.

Because of the project size, it requires a regional review before the council can vote on the request. The review is concurrently in the works.
