
The zoning advisory board met on Thursday, September 24, to consider a request to modify conditions at Iris Lake. The property was previously granted a conditional use permit for an outdoor adventure park in 2019.
The Georgia Glamping Company of Cumming, GA announced in late July their plans to construct a “glamping†campground at the property. The request to modify conditions pertains to 64.18 +/- acres of the property; whereas, the existing conditional use permit covers 141.4 +/- acres. The applicant is proposing to subdivide the property.

The zoning advisory board voted unanimously to deny the applicant’s request to rescind the original conditional use permit, but approve modifications to the conditions as recommended by county staff. The modifications allow overnight accommodations to be utilized as the primary use for the property.
The previous concept for zip lines and an outdoor adventure park was ruled out after the land owner brought the Georgia Glamping Company onboard with the project. According to the applicant’s representative with Land Engineering, approximately 40–60 sites will be constructed on the property with the final number determined by septic tank capacity.
The Georgia Glamping Company operates one campground on Lake Lanier in Forsyth County and recently announced plans to open a third site in Augusta. The company plans to offer a variety of accommodations in Henry County including tabins (a mix between a tent and cabin), geodesic domes, and treehouses.
