The McDonough city council tabled a request for a new Extended Stay America hotel in November after council member Kam Varner requested more time to discuss the proposal with staff and the applicant. The hotel is proposed on Avalon Court adjacent to Hampton Inn and Tru by Hilton.
TCG Group of Wichita, KS is the proposed developer, owner, and operator for the hotel. The 1.79 +/- acre property was rezoned to C-3 (highway commercial) in 2005, and the applicant has requested to modify the existing zoning conditions in order to support a hotel.
McDonough planning staff have recommended approval of the request, with the zoning conditions that were included on the nearby Residence Inn by Marriott and Homewood Suites by Hilton. The city council approved the Homewood Suites in May, also planned for Avalon Court.
The request to modify conditions will reappear before the city council on Monday, December 9, at 6 pm. The December meeting will be the council’s last meeting before the new year.
The city of McDonough has twenty-one lodging facilities (hotels or motels) with two more either under construction or planned. Councilwoman Sandra Vincent stated her opposition to approving another hotel in the market concentrated I-75 exit 218 area and expressed concerns about future market conditions and crime as hotels age past ten years.
There were no speakers in favor and one speaker in opposition during the public hearing. KP, who referenced he works in the hotel industry, commented the hotel’s projected price point of $90 – $110 per night would not be able to compete with existing hotels and that $60 – $70 per night would be a more likely rate. Mr. Patidar also stated the average TripAdvisor rating for existing ESA hotels in Georgia is 3.5 stars compared to an average of 4.5 stars for hotels in McDonough.
