The city of McDonough has announced a delay in the scheduled public hearing for the proposed South Point Boulevard apartments from ECI Group. The delay is to allow additional time for site layout review and to modify the requested variances.
The public hearing is rescheduled for Monday, September 16, at 6 pm. The city council will take action on the request following the public hearing.
Variance requested to increase density
The applicant originally requested a variance to increase the project’s density from eight net units per acre to ten; however, an updated site calculation reflects the proposed net density is 11.1 units per acre. The variance request has been modified to ask for twelve units per acre.
A second variance request has also been added to increase the maximum building height from thirty-five feet (35′) to forty-three feet (43′). Topographic conditions on the subject property necessitate the need for the increase.
About the Applicant
ECI Ventures, LLC of Atlanta, GA has submitted the request to rezone 29.45 +/- acres located along South Point Blvd from RA-200 (residential agricultural) to RM-75 (multifamily residential). The applicant’s parent company, ECI Groups, owns fifteen apartment complexes in the metro Atlanta and north Georgia market. McDonough would be the applicant’s first development south of I-20.
