

Update: Henry County objected to the proposed annexation.
The McDonough Planning Commission heard the initial workshop presentation for a proposed residential subdivision last week. General Holdings Unlimited, LLC registered in Monroe, GA has assembled 183.18 +/- acres of sparsely developed property and applied for annexation into the city of McDonough concurrent with a rezoning request to R-75 (single-family residential) for the property.
The property is located south of Campground Road between SR 155 and Elliot Road. The collection of parcels includes additional road frontage on Elliot Road; however, the applicant does not intend to utilize this portion of the property. The road frontage along Elliot Road would be subdivided into a separate parcel and is not included within the request.
The project proposes to utilize the Residential Group Project (RGP) development guidelines found within city code. RGP allows for up to four dwelling units per developable acre within the R-75 zoning district. The applicant proposes approximately 410 housing units, though indicated further revisions are possible. Minimum home sizes are proposed to start at 1,800 square feet.
The R-75 zoning district allows lot sizes as small as 12,000 square feet. The agent for the applicant, Dale Hall of Falcon Design Consultants, indicated that larger lots would be included along the southern property line but did not share a square footage.
The adjacent Brush Arbor subdivision, located to the south, is zoned R-100. That zoning district requires minimum lot sizes of 21,780 square feet (one half-acre). If the city council were to approve the request, an increase to the R-100 zoning district would be more consistent with the adjacent subdivision and Henry County’s R-2S zoning district.
Another option could be to deny the request for annexation and leave the property in unincorporated Henry County where it is presently zoned R-1. The city completed an annexation study in 2017 to map out possible scenarios for future growth, and none of those plans included extending city limits further north to capture the subject property.
Public review for the request will take place at the May 14 meeting of the McDonough Planning Commission. The public hearing before the city council will potentially take place on Monday, May 20, at 6 pm. Both meetings are held at McDonough city hall on Keys Ferry Street and will offer an opportunity for public comment about the proposed development.
Everyone needs to contact our 3rd District County Commissioner (Gary Barham) and notify him that this is not the kind of representation we expect. And he is providing protection against high density zoning in the most rural part of Henry County. He was formerly on the McDonough City Commission. So he should have influence there.

This is terrible …what an insult to the entire community,,,,,,,,,,this is not growth in the way any of us need…..plus city limits are they crazy………..
