
Henry County commissioners held a called meeting to consider rezoning requests on Tuesday evening, February 7. But, after applicants postponed a majority of the cases on the agenda, the called meeting resulted in only one decision. The board approved a rezoning request to build a new subdivision on Patillo Road.
The new subdivision will consist of twenty lots on a 23-acre property.
Patillo Road Subdivision
The subject property is located south of Patillo Road east of Thurman Road in north Henry County. Mandalay Properties, Inc. of McDonough, GA submitted the rezoning request. They sought to rezone the property from RA (residential agricultural) to R-2 (single-family residential). Board members approved the rezoning request unanimously.
The R-2 zoning district allows minimum lot sizes of 30,000 square feet. Zoning conditions require the developer to construct homes measuring at least 1,800 square feet. Exteriors shall be four-sides brick or stone, with permission for up to 20% of an accent material. The conditions also require the developer to preserve at least a forty-foot buffer along Patillo Road.
Because no sewer service is available in the area, the development will utilize septic tanks for each new home. Commissioner Thomas sought additional information if any sewer connection could be made. She prefers new development to be on sewer service. Chair Harrell remarked she was very familiar with the area and the adjacent neighborhoods were all on septic tanks.
When complete, the applicant estimates the new homes will sell starting at $550,000.
