McDonough Renews Multifamily Moratorium to Include Hotels

The McDonough city council adopted a multifamily moratorium for the third time during the past 12 months. This time, they added new applications to build hotels. The moratorium extends through mid-June 2023.

The city first adopted the current moratorium beginning in May 2022. They renewed it in October.

McDonough Multifamily Moratorium February 2023

The McDonough multifamily moratorium continues through June 18, 2023, as adopted by the council on February 2. The moratorium applies to the following:

  • acceptance of any new applications to rezone property for multifamily apartments, townhomes or condos, and
  • acceptance of building permit applications to construct new hotels.

The city presently has a consultant on-board working with staff to prepare a zoning ordinance update. The zoning ordinance update includes new development standards for multifamily construction. The moratorium provides McDonough with an opportunity to finalize and adopt the new standards before considering new rezoning requests.

The consultant will also be handling an update to the city’s comprehensive plan. This year marks the five-year anniversary when Henry County and its cities last updated their comprehensive plans. Thus, the state requires them to undergo an update. The comp plan identifies future development patterns expected within the city. It also determines the appropriate location for different types of development.

The present moratorium does not apply to projects already under construction. Right now, several apartment complexes are building within the city. This include new units near state route 81 at South Point Blvd. Another project, Symphony Park, recently began land clearing. This project is located behind the Publix at Lake Dow shopping center.

In addition, the McDonough moratorium does not apply to new applications for multifamily building permits.
