
Pulte Homes has received approval for a new townhome development on Jonesboro Road at Chambers Road. The property had been the subject of multiple rezoning requests since 2021. The developer cannot receive building permits until 2027 based on the zoning conditions.
Jonesboro Road at Chambers Road Townhomes
Pulte Homes intends to build 174 townhomes at Jonesboro Road and Chambers Road. The units include 111 front-entry townhomes and 63 rear-entry townhomes. The townhomes will have a modern farmhouse style exterior. Each townhome is 24’ wide with a two-car garage and about 1,800-2,000 square feet.
Pulte has another project underway in Johns Creek offering the same product. According to the company’s representative, the townhomes are selling for $700,000 in Johns Creek. They estimate a price point between $450-550 thousand in McDonough.
The subject property consists of 21.5 acres. It is located at the southwest corner of Jonesboro Road and Chambers Road. This is west of I-75. Before now, the property had commercial and office zoning. The commercial zoning was approved in 2004; however, the property has remained vacant.
In 2021, the county received a rezoning request proposing an apartment complex at the location. That proposal had 300 apartments, 24 townhomes and retail space. The board of commissioners considered the request in March 2023 and the board tabled it. Henry County staff later administratively withdrew it following no activity. Pulte Homes submitted the current request in June 2024.
Rezoning & Zoning Conditions
The board of commissioners considered the new request from Pulte Homes in April 2025. They voted 4-1 to approve it. Commissioner Wilson voted against the request and Commissioner Anglyn was absent.
The rezoning approval changes the property from commercial and office zoning to R-5 (single-family residential). There are fifteen zoning conditions. Excerpts include the following:
- the owner / developer cannot receive building permits until January 1, 2027. This is to allow more time for the Jonesboro Road widening project to begin construction. Henry County is presently buying right of way for that project.
- the developer shall donate 35’ of right of way along Jonesboro Road to Henry County. This saves the county from having to otherwise purchase it.
- the total number of dwelling units shall not exceed 174 townhomes.
- the project shall be an owner-occupied community. The HOA shall maintain a rental cap no more than 10% of units may be rented at one time.
- the developer shall construct an amenities package, to include at minimum, a cabana, grilling area and fire pits, pocket parks and dog parks.
