
The county zoning board next meets on April 10, 2025. Three proposed subdivisions are on the board’s agenda. The requests are located one each in the Dutchtown, Eagle’s Landing and Luella communities.
April 2025 Zoning Board
The Henry County Zoning Advisory Board meets on Thursday, April 10, at 6:30 pm. The zoning board meets at the county admin building in McDonough. The board’s role is to consider developers’ proposed projects. They can recommend to approve the project, approve with conditions, or recommend to deny a project. All rezoning requests will then go to the board of commissioners for a final decision.
The April 2025 agenda has the following items:
Rezoning Requests & Associated Cases
- Hybrass Properties, LLC of Greensboro, GA requests a rezoning from RA and R-3 to R-5 (single-family residential) for property located south of Pates Creek Road. The property consists of 108.09 +/- acres. The request is for a single-family residential subdivision.
Hybrass Properties has also applied for a variance request from development standards for the property. - Lennar of Alpharetta, GA requests a rezoning from RA and MU to RM (multifamily residential) for property located on Willow Lane. The property consists of 54.56 +/- acres. The request is for a townhome and detached single-family development.
- Pulte Group, Inc. of Atlanta, GA requests a rezoning from RA to R-2 (single-family residential) for property located south of Luella Road. The property consists of 208.7 +/- acres. The request is for a single-family residential subdivision.
Pulte Group has also applied for a conditional use permit to build a conservation subdivision on the property. - J&P Synergy, LLC of McDonough, GA requests a rezoning from RA (Residential-Agricultural) to MU (Mixed Use) for property located at 1099 Airline Road. The property consists of 1.605 +/- acres. The request is for a residential transition to office space.
J&P Synergy has also applied to amend the future land use map from commercial to low-density mixed use for the property.

Peter Nwaizuzu of McDonough, GA requests to amend Chapter 7 of the Unified Land Development Code (ULDC) regarding the regulation of front yard fences. - Variance Request
Thomas Stayer of Locust Grove, GA requests a variance for property at 160 Pintail Way. The property consists of 1.7 +/- acres. The request is for relief from accessory setback standards.
