
Construction began this month on a new convenience store and gas station in south Henry County. It is at Highway 155 and Frog Road near Heron Bay.
The property obtained commercial zoning in 2001. Other retail businesses are also part of the plan.
Frog Road Convenience Store
The area in question consists of 11.50 acres. It is at the southeast corner of Highway 155 and Frog Road. This is across from Heron Bay. The property was part of a larger 143-acre planned development approved by Henry County in February 2001. Since then, Parkview subdivision developed within the planned development. The area reserved for commercial development was dormant for twenty years.
Wonderland at Frog, LLC of Griffin, GA applied for an administrative waiver, regarding site design standards, in March 2023. Planning staff approved the use of cementitious fiberboard as an exterior building material in May 2023. The county staff denied requests to reduce building setbacks, buffer and parking requirements. The company purchased the property in June 2023
Later that same year, in July ’23, the zoning advisory board approved a concept plan and master sign plan. The plan approvals were requisite conditions based on the 2001 zoning conditions.
The land owner is constructing a convenience store and gas station at the site’s northwest corner. This is closest to the signalized intersection. In addition, the C-Store has leasable space within the building for other businesses. Further south, a possible quick-service restaurant can build. Finally, a multi-tenant commercial strip building would be on the interior, or eastern, side of the site.
A construction permit for the C-Store and gas station was issued on July 30, 2024. Site work began in August. At this time, no permit applications have been filed for the other buildings.
