New Subdivision is Under Construction on Campground Road

Lennar Communities has a new community, entitled King Oaks, under construction in the Union Grove school district. The subdivision is on Campground Road.

The project obtained zoning approval in fall 2021. It has R-2 zoning.

King Oaks Subdivision

Lennar Communities is building a new subdivision on Campground Road. The 183-acre subdivision is located between highway 155 and Elliott Road. The main entrance will be across from Bryans Drive.

The zoning approval allows up to 215 lots. Some notable conditions placed on the property include the following:

  • Homes must be at least three sides brick, stone or stucco.
  • At least 75% of homes shall be 2,800 square feet or larger. The remaining 25% must be at least 2,400 square feet.
  • All homes shall have, at minimum, a two-car garage. Garages shall be side-entry where feasible.
  • There shall be a 100’ landscape buffer between Campground Road and the property. There shall be a 50’ buffer on other property lines.
  • The developer shall install a 10’ sidewalk along Campground Road.
  • There shall be at least three areas with recreational amenities located throughout the subdivision.
  • No more than 10% of homes may be rental properties.

The King Oaks subdivision began land disturbance & site work in spring 2024. Lennar applied for their land disturbance permit in March 2024. Site work typically takes six months to one year for a new subdivision.

Home construction then follows. A new subdivision typically builds about 50 homes per year. King Oaks could take up to four years to build entirely at this rate.

General Holdings Unlimited, LLC represented the property during the rezoning request. Lennar Communities purchased the property in December 2023. They paid $7,525,000, or $35,000 per lot, for the land.
