New Subdivision Starts Construction on Bill Gardner Parkway

Pulte Homes has started construction on their latest subdivision in Henry County. The project is located off Bill Gardner Parkway in Locust Grove.

When complete, the subdivision will have 141 homes. Price points are not yet known at this time.

Bill Gardner Parkway Subdivision

The new subdivision, entitled Harrington, is located on eighty-seven acres. The property is at the northeast corner of Bill Gardner Parkway and Lester Mill Road. This is located west of I-75.

In October 2022, Henry County commissioners approved a modification of zoning conditions for the property. The change allowed for a single-family subdivision. Before that, the property had zoning approval to build apartments and townhomes. Such approval was given in 2018.

The 2022 zoning allows for 18,000 square foot lots. This measures about one-third of an acre. Other excerpts from the zoning conditions include the following:

  • Homes shall be an all-brick or stone exterior. The side and rear exteriors may have up to 20% of an accent material.
  • At least 25% of homes shall be a single-story ranch. Single-story homes must be at least 1,800 square feet.
  • Two-story houses must be at least 2,000 square feet, though they are often larger than this.
  • All homes shall have a covered front porch measuring at least eight feet in width and six feet in depth.
  • Properties which share a rear property line shall have a 20’ wide landscape buffer in their backyards.

Community amenities must include walking trails, a pool and 2,000 square foot clubhouse, splash pad and a children’s playground. The subdivision will also feature gated access.

Finally, the conditions call for buffers along the external roadways. There shall be a fifty-foot buffer on Bill Gardner Parkway and thirty-foot buffer on Lester Mill Road.

Project Schedule

Land disturbance and site work began in September 2023. This can last about six months to complete. The first homes would then start construction in 2024. A subdivision of 141 homes is typically a 2–3 year build-out.
