Owner Requests to Update Gas Station in Woodland

John Carter, local owner of various service stations, is proposing to redevelop a location in the Woodland area. The project is asking for a commercial rezoning to expand its footprint.

The zoning board considered the request in May. The board of commissioners will hear the case at a later date.

Woodland Gas Station

May & Carter Oil Company of Jackson, GA owns several service stations. They include the BP gas station at SR 138 and 155 in Woodland. The current station was built in 1982. The proposal would demolish the building. Then, a new service station would build in its place.

The current building is 2,000 square feet. By comparison, the new building would be larger with space for a second tenant. The building would also have a drive-thru lane.

Presently, the service station and gas pump canopy are close to the road. The redevelopment would increase this distance providing better traffic flow. It also gives an opportunity for the property owner to update their business following the highway overlay district. The overlay requires a 10’ wide pedestrian path, path lighting and street trees along state highways.

Right now, the gas station is on about 1 acre. The owner is seeking to rezone an additional two acres for the project. In addition, the comp plan would be amended from rural residential to commercial.

Planning staff are recommending approval of the changes. The zoning board likewise recommended approval at their May meeting. The county commissioners will next consider the request.
