
A new service station and rooftop dining can move forward on East Lake Parkway following board approval. Henry County considered the commercial request on Tuesday, May 16.
The seven-acre property is located at the northwest corner of East Lake Parkway and Springdale Road. The county approved rezoning the land to C-1 (neighborhood commercial).
East Lake Parkway Gas Station and Rooftop Dining
The applicant first presented their request to the board in February. At the time, Commissioner Thomas asked to table the item because she had not met with the applicant. Since then, the applicant had worked with the commissioner to improve their site plan. Following those changes, the new plan calls for rooftop dining and more landscaping. In addition, the fuel pumps will be located behind the convenience store away from the road.
Royal Seven LLC of Locust Grove will be the gas station operator. They own and operate several local service stations and restaurants. Examples include Moe’s in Locust Grove and Jackson, Huddle House and Papa John’s locations.
The property is large enough for several commercial parcels. The plan has space for a free-standing fast food restaurant as well as small office / retail space. Zoning conditions prohibit the following:
- Tattoo Parlor
- Body Piercing Shops
- Vape / Tobacco Shops
- Laundromats
- Nail Salons
Finally, the owner / developer shall construct a 14’ wide multiuse trail along East Lake Parkway. This is consistent with the Henry County Trails Master Plan.
First Tim Horton’s in Henry County?
Building elevations for the proposed rooftop dining suggested Tim Horton’s and Papa Johns would occupy the two spaces. If so, the location would be the first Tim Horton’s in Henry County. Tim Horton’s is a Canadian coffee and donut business.
Tim Horton’s is slowly expanding to Georgia. Locations are presently under construction in Jonesboro and Columbus. The stores would be the first in metro Atlanta and Georgia, respectively. They plan to open before year end.
East Lake at Springdale
This month, a new sign emerged on the southeast corner of East Lake Parkway and Springdale Road. The sign is advertising for a new Chevron station with a fast-food restaurant and car wash. MHF News would like to thank our readers for letting us know about it.
The two service stations are different projects. The southeast corner previously had commercial zoning. Also coming at the intersection is a new townhome community. The future townhomes will be on the northeast corner.
